We’re equally adept managing complex and simple leases, and have particular strengths advising owners and sublessors of space in major office buildings in Manhattan, as well as a variety of commercial tenants, in connection with the leasing and disposition of space at high-demand locations. Our leasing clients include Fortune 100 companies, entrepreneurial owners, and tenants.

Financing

We routinely represent property owners in the financing and refinancing of their commercial properties, documenting and structuring deals, conducting due diligence, and providing proactive advice to get ahead of evolving market conditions and regulatory challenges. We also assist lenders and borrowers with a wide variety of loan transactions, including acquisition and mezzanine financings, private placements, construction loans, permanent loans, and refinancings.

Lodging

Clients often look to us for guidance on matters relating to the development, management and operation of hotel and resort properties, including in particular with the real estate, corporate law, lending, and taxation aspects of their activities. Represented the owner of the Out Hotel in Manhattan in its sale to Merchants Hospitality.

Represented Rubenstein Communications in the leasing of 68,000 square feet of space at One World Wide Plaza, New York, NY.

Represented the owner of a Manhattan office building in its net leasing of the property to an investor group.

Represented a prominent Midtown New York City landlord in successful suit to compel high-profile, major retail tenant to convert electrical service from “rent inclusion” to direct purchase from electrical utility, at tenant’s expense, notwithstanding extremely complex and expensive costs to perform conversion.

Represented Trunk Archive in the leasing of the entire building at 190 Bowery, New York, NY.

Represented Hudson River Trading in the leasing of 70,000 square feet at 4 World Trade Center, New York, NY.

Defended a major national mortgage bank against $30 million damages claim arising from alleged letter agreement to enter into revolving mortgage warehouse facility, including seven-day bench trial.

Represented Citrin Cooperman & Company in the leasing of 110,000 square feet of space at 50 Rockefeller Center, New York, NY.
